Pliskin Realty & Development Awarded Village of Westbury's Marketing/Brokerage Contract Carle Place, NY... After interviewing several firms, the Village of Westbury has selected Pliskin Realty & Development to serve as its marketing consulting and brokerage firm for the continued revitalization of its Downtown Post Avenue district. Pliskin has been charged with securing top notch tenants for the Village of Westbury and advancing the municipality's goal to return the area to the strolling vista and shopping haven it was once some 25 years ago. The assignment will receive hands-on attention from President Jeffrey Pliskin, Vice President of Investment Sales Mitchell Friedman, Executive Vice President Marvin Hartman and Sales Associate Greg Batista. Pliskin, a primary force behind the successful Carle Place, NY shopping district, including Plaza 200, one of Long Island's premier retail centers, located on Glen Cove Road, was a likely candidate for the task. The full-service brokerage firm has been attracting major national tenants to various locales on Long Island for over three decades. Under the direction of President Jeffrey Pliskin, the organization has developed a strong portfolio of properties and an equally impressive brand name tenant roster, which have contributed greatly to the quality of life in communities across the New York-Metro area. For the Village of Westbury, Pliskin's immediate objective is to get a clear reading on the marketplace. "We are conducting a thorough marketing analysis of the area from demographics to a breakdown of the estimated 15,000 square feet of inventory which includes both retail and office space," stated Mitchell Friedman, Vice President of Investment Sales for Pliskin. "We have also been studying other downtown areas such as Babylon, Amityville, Huntington and Northport to determine what has been successful in these areas." For the long-term, Pliskin is working to support the Village's goal to transform the Westbury's downtown area into a village piazza. "By attracting a good mix of leading brand name national retailers across the food and beverage, electronics and apparel lines, along with high quality boutiques, as well as professionals and service firms to occupy the office space, we will be placing Westbury on a par with some of the other shopping districts along the North and South Shores of Long Island.," continued Friedman. "We want Long Islanders to feel good about strolling down Post Avenue, going out for special dinners there, taking clients to lunch and of course, shopping in Westbury." It is expected that the proposed revitalization of the Westbury Theater and its conversion into a performing arts center will be another key element in achieving the Village's overall goals. Right now, anyone who hasn't been to Post Avenue recently will note a new and improved downtown. The Village of Westbury, helped by the commitment of a strong elected official, Mayor Ernest Strada, along with the $35 million in financing secured through federal and state grants, and a tax through the Business Improvement District (BID), has benefited from a major facelift. Where neon-lit signs once existed, there are now wood-carved ones in red or green and hanging plants. Lining the street are black wrought iron lampposts and enameled street signs. The new look is consistent with that of a charming New England town. The effort has paid off in a significant reduction in vacancies; from a 20% rate to 4%. Further helping to support the Village of Westbury's revitalization has been the addition of more housing to the area. Specifically, with the construction of the Horizon at Westbury and Maple Towers, a condominium complex whose residents consist largely of young professionals or retirees, the Village gained 180 units of housing. It is expected that their disposal income will find its way into the shops, restaurants and other venues in the downtown area.
